Adjustable fittings’ with heat shields and transformers. Halogen 50w bulbs on all

interior lights. All ceiling fittings are white ad flush mounted with the exception

of the Master Ensuite that has chrome light fittings on ceiling mirror.

Entire site is irrigated with a fully automated and programmable system. This

system was designed and installed by Water Dynamics Limited. It consists of

drippers and pop up sprinklers.

All garden areas are drained and have scoria and filter cloth over nova coils to

ensure continual free draining without blockage in the short and long term.

All downpipes and rain-heads 20 gauge copper. All Chimney Vents and Cap

structures, 20 gauge copper. All internal water plumbing is copper. All sinks go

into 65mmor 100mm floor waste pipes. All flashings 20 gauge copper. Facia and

inlay panels on exterior of house are 20mm Basalt Black. Exterior paint system

Resene Lime loc, coated with Resene X200. Full engineering calculations and

design available.
